For the third straight year, property values have gone up in San Joaquin County.
Total assessed value in the county sank to $50.4 billion in 2012.
Now, County Assessor Kenneth Blakemore says the tax roll has bounced back almost to its pre-recession level.
"This year it's $62.1 billion or half a billion or $500 million short of our highest assessed value which was in 2007," says Blakemore.
Blakemore says he expects no more than a 1,000 appeals. He says most homeowners are pleased that their equity is recovering and realize that their taxes will be higher as a result.
